Seasonal Reflections and Smart Selling Strategies
Whatâs The Tea with 4D? đ”
Hello friends!
I have been thinking about youâspecifically, about the spirit of the season. âïž
The time we often call the season of giving is a wonderful opportunity to reflect on all we are grateful for and to contemplate how we want to move forward into a new year filled with opportunities, promise, and hope.
Are you the type of person who sets specific New Yearâs goals? Do you make plans for the next year, five years, or beyond? Or is the New Year just another calendar day, marked by our historical need to track the passage of time?

For me, wintertime and the New Year offer a chance to hibernate a bitâturning inward to reflect on the past yearâs experiences while considering what was accomplished and what might have gone differently.
Then, I think about the next steps for my personal development, my business, and my life, setting intentions for how I would like the year ahead to unfold. I truly enjoy this time of reflection and the process of shaping life in an intentional, thoughtful way. Maybe I should add âmore spontaneityâ to my to-do listâLOL!
This time of year often encourages us to overextend ourselvesâwhether by overcommitting to events, overspending on gifts, or trying to keep up with everything we usually juggle, with holiday pressures layered on top. As we continue this holiday season, I hope you find ways to maintain a sense of restfulness, relax, and rejuvenate amid all of the hullabaloo.
How are you taking care of yourself? In what ways do you show up for yourself and replenish your mental, emotional, physical, and spiritual reserves? These often run low when weâre overextended and pulled in many different directions.
I want you to know that I think about you and your well-being. Remember to take the best care of yourself because you are worth it. I am deeply grateful for the privilege of connecting with you, whether through real estate or on a more personal level. Sending you all the hugs and warmth today and every day! â€ïž

Should You Sell Your House As-Is or Make Repairs?
A recent study from the National Association of Realtors (NAR) shows most sellers (61%) completed at least minor repairs when selling their house. But sometimes life gets in the way and thatâs just not possible.
Maybe thatâs why, 39% of sellers chose to sell as-is instead (see chart below):

If youâre feeling stressed because you donât have the time, budget, or resources to tackle any repairs or updates, you may be tempted to sell your house as-is, too. But before you decide to go this route, hereâs what you need to know.
What Does Selling As-Is Really Mean?
Selling as-is means you wonât make any repairs before the sale, and you wonât negotiate fixes after a buyerâs inspection. And this sends a signal to potential buyers that what they see is what they get.
If youâre eager to sell but money or time is tight, this can be a relief because itâs that much less you'll have to worry about. But there are a few trade-offs youâll have to be willing to make. This visual breaks down some of the pros and cons:

Typically, a home thatâs updated sells for more because buyers are often willing to pay a premium for something thatâs move-in ready. Thatâs why you may find not as many buyers will look at your house if you sell it in its current condition. And less interest from buyers could mean fewer offers, taking longer to sell, and ultimately, a lower price. Basically, while itâs easier for you, the final sale price might be less than youâd get if you invested in repairs and upgrades.
That doesnât mean your house wonât sell â it just means it may not sell for as much as it would in top condition.
Hereâs the good news though. In todayâs market, as many as 56% of buyers surveyed would be willing to buy a home that needs some work. Thatâs because affordability is still a challenge, and while there are more homes for sale right now, inventory is lower than the norm. So, you might find there are a few more buyers who may be willing to take on the work themselves.
How an Agent Can Help
So, how do you make sure youâre making the right decision for your move? The key is working with a pro!
A good agent will help you weigh your options by showing you what comparable homes in your area have sold for, and what updates your neighbors are making, and guide you in setting a fair price no matter what you decide. That helps you anticipate what your house may sell for either way â and that can be a key factor in your final decision.
Once youâve picked which route youâre going to go and the asking price is set, your agent will market your house to maximize its appeal. And if you decide to sell as-is, theyâll call attention to the best features, like the location, size, and more, so itâs easy for buyers to see the potential, not just projects.
Bottom Line
Selling a home without making any repairs is possible in todayâs market, but it does have some trade-offs. To make sure youâre considering all your options and making the best choice possible, let's have a conversation together!
