I feel like I could nestle up with a hot cup of tea right now and stay cozy as the blustery wind rages outside and the rain pours doâŠw..nâŠwait. Itâs officially May! Hard to tell this past week. But the flowers are blooming, grass is growing, and the market is hopping. đ

Exciting news: I've sealed the deal on four properties in the span of just one week. That's a whopping four! With two listings and two enthusiastic buyers onboard, it's safe to say the Spring market is heating up in the most exhilarating way. đ„
What I'm observing is a trend toward concessions. Sellers are increasingly open to making various concessions, such as rate buydowns, assisting with buyer closing costs, and being more flexible with pricing. Recognizing the equilibrium in the market, savvy sellers consistently price their properties to sell and are willing to collaborate with buyers to facilitate deals.

Meanwhile, buyers are coming out of the woodwork as well! Sure, the interest rates arenât what we love to see, but itâs still a better venture to own for more people than it is to rent. I am helping sellers parlay their equity gains into their next homes. In some cases, sellers have hundreds of thousands of dollars to put down on their next home â which is pretty amazing! đ
First-time buyers are benefiting significantly from buyer programs. They appear to be getting more creative with their financing options, such as saving for their down payments, accessing grant assistance, securing secondary loans to make purchasing possible, and receiving gift help from family members. So many possibilities abound!

Shifting gearsâŠand while it doesnât really feel very Spring-like out there, the latest things to do would beg to differ! The radar is absolutely buzzing with upcoming activities for both Spring and Summer, showcasing the Treasure Valley's diverse offerings. From outdoor adventures to cultural events, there's truly something for everyone here.
As a gardener, I've been keeping my eye on local plant sales. Ada County Master Gardeners host an annual sale, while local nurseries like Edwards and Northend Organic Nursery have also been offering great discounts.
Additionally, the first-ever Collister Neighborhood Garden Tour is happening next month on June 2nd! This event offers you the opportunity to explore 10 incredible private gardens in the North End, meet local Master Gardeners, enjoy local music and artists, browse a pop-up vintage market, and enter into a raffle for some fabulous prizes. They still need a few volunteers to help with the garden tours, so grab a fellow gardening friend and visit their Facebook page to get more information and sign up! đ
This month, the Idaho Strongman Competition is coming up on May 11th, along with the annual Beltane Fantasy Festival on May 11th and 12th for those seeking a more whimsical event.
In addition, the Southern Idaho Food Truck Association will have its 2024 Spring Feastival event at the Boise Hawks stadium on Saturday, May 18th from 3:00-8:00 pm. This family-friendly event is free to attend and will have plenty of fun activities for all ages!
Amidst the temperature fluctuations this past week, it's evident that social activities are ramping up, with summer's imminent arrival only intensifying the buzz. đ

Understanding the Impact of Additional Listings on Your Home Sale
The number of homes for sale is playing a big role in todayâs housing market. And, if youâre considering whether or not to list your house, todayâs limited supply is one of the biggest advantages you have right now. Thatâs because your house stands out more when the inventory is low, especially if it is priced right.
But the supply of homes for sale is growing. According to the latest data from Realtor.com, new listings (homeowners who just put their house up for sale) are trending up (see graph below):

This graph shows more homeowners are putting that sale sign up in their yards compared to the same time last year. As Realtor.com says:
â. . . sellers turned out in higher numbers this March as newly listed homes were 15.5% above last yearâs levels. This marked the fifth month of increasing listing activity after a 17-month streak of decline.â
What This Means for You
If youâve been putting off selling your house, maybe itâs time to start thinking about it again â before your neighbors do. While weâre not going to suddenly have a surplus of homes for sale, each house that pops on the market in your area runs the risk of pulling buyer attention away from yours.
