What’s The Tea with 4D? 🍵
The tea is all about February’s Market in the Treasure Valley! The Median sales price was up in Ada and Canyon counties but decreased by 7.4% in Gem County. New construction median prices in Ada County increased by $25,000 from prices in January.
Sales are still slower than 2023 in all counties, but pending sales were up as we saw over 1,000 signed contracts since May 2023.
Inventory of homes is up in both Ada and Canyon counties, with inventory seeing a decrease in Gem County. Coupled with some gains in the median home pricing, this does suggest that the Spring market is looking to heat up!
Days on market (DOM) for homes ranged from 40 days in Ada County, 49 days in Canyon County, and 92 days in Gem County. All of these numbers are a significant decrease from the numbers we saw at the start of 2024.
You may ask, why does all of this matter if we’re already in April? Well, as I've continued to track the daily rates throughout March, I've observed slight fluctuations, typically ranging from 6.65% to 6.88%. In conclusion, the best way to know how the rate will impact your purchasing power is to connect with a local lender.

Witness massive stunts, big-air, backflips and fierce head-to-head battles for the Event Championship. You’ll be on the edge of your seat watching the world’s most popular trucks like Grave Digger®, Max-D™, Megalodon® and more push the limits in Freestyle, Skills and Racing competitions!

Tickets: Individual admission will be available for purchase online and at the door during both event days. Family Packs can only be purchased online prior to the event. All ages are welcome.
Gem State Comic Con is the largest pop culture event in Idaho that brings friends, families, and fandoms together. From comic books, movies, celebrity guests, video games, cosplay, toys, games, anime, and much more!
Dates: Saturday, April 6th, and Sunday, April 7th
Times: 9:00 am - 5:00 pm April 6th, and 10:00 am - 5:00 pm on April 7th
Tickets: Children 12 years or younger are free; general admission is $5.00 and tickets can be purchased at the event.
For over 14 years the Idaho Artistry in Wood and Gourds Show has brought together hundreds of wood and gourd artists and thousands of guests from the Northwest.
The IAW is a non-profit collaboration of five art and craft clubs from Idaho. We’re unified in our love for artistry in wood and gourds. The annual show is made possible by Southwest Idaho Woodturners Association, Ada County Woodworkers Association, Idaho Gourd Society, Idaho Woodcarvers Guild, and Treasure Valley Scrollers. This year's show is being hosted by the Southwest Idaho Woodturners Association.
Date: Sunday, April 7th
Time: 9:30 am - 10:30 am; Ages 18+ only
Tickets: Donations can be made through Cash, Venmo, PayPal, Apple Pay, or Zelle (username @jasonallencarr). YogaQi classes are a $20 donation. Sound baths are a $25 donation. Please pre-pay in advance to reserve your space.
YogaPop YogaQi classes include an infusion of stretch, qigong movements, yoga, and meditation with a mini sound bath at the end! Classes are from an hour to an hour and a half in length and taught by local yogi Jason Allen Carr.

Taqueria Güeros will be serving delicious brunch foods, Phoenix Fire will bring a bunch of awesome games to play for free, and of course Meriwether will be pouring the good stuff!! If you’re not a board game person, no worries—you’re still welcome to stop by and enjoy the food/cider!
